  1. Reservations, Payments, and Cancellations

If the chosen rate is refundable, 30% of the total amount will be charged at the time of booking confirmation, and the remaining balance must be paid within 15 days prior to arrival.
Bookings made less than 15 days before arrival must be paid in full at the time of confirmation.

Cancellations or modifications made up to 15 days before check-in will incur no charges. After that period, the total amount of the reservation will be charged. In case of no-show or early departure, no refund will be issued.

Payments can be made by credit/debit card (Visa or Mastercard) or bank transfer.
Cash payments are only accepted by prior agreement with the management.

If the payment cannot be processed according to the accepted conditions, the reservation may be cancelled.

  1. Check-in and Check-out Times

Check-in is available from 16:00 to 20:00, and check-out must be completed before 11:00.
Arrivals or departures outside these hours are subject to availability and may incur an additional cost.

Requests must be made by email to info@olivaericeira.com and will only be valid after confirmation from the management.

  1. Guest Identification

Upon check-in, all guests must present an original photo ID.
If payment was made by card, the card used must also be shown.
The management reserves the right to deny access if the required documents are not presented.

  1. General Rules and Conduct

We kindly ask all guests to respect the peaceful atmosphere of Oliva Home and follow our house guidelines:

  • Please keep quiet between 23:00 and 08:00.
  • Common areas, such as gardens and terraces, are available between 09:00 and 21:00.
  • The lower garden and barbecue area are for staff use only, unless otherwise agreed for special events.
  • Smoking is prohibited inside rooms and indoor spaces. Smoking is only permitted in the designated area of the upper garden, to prevent smoke from entering the rooms.
  • Please use the kitchen responsibly, keeping it clean and tidy, and use the air filters when cooking.
  • Do not hang towels or clothes on windows or terraces.
  • Towels, sheets, and other room items are for use inside the room only.
  • Unregistered visitors are not allowed.

Failure to comply with the non-smoking policy indoors will incur a charge equivalent to one night’s stay to cover cleaning and odor removal.

Allowing unregistered guests to enter the property will result in their immediate removal.

  1. Cleaning and Linen

Room cleaning will be provided on the seventh day of stay for reservations longer than one week.
Each room includes basic cleaning supplies for personal use.
If guests wish to request additional cleaning during their stay, it must be requested at least 24 hours in advance and will incur an extra fee of €35.

Towels are changed every 4 days, upon agreement with guests.
An extra towel change costs €10.
We also provide complimentary beach towels for guest comfort.

  1. Age and Occupancy Policy

Oliva Home Ericeira is primarily an adults-oriented accommodation.
Children over 14 years old are welcome, provided they are accompanied by their parents or legal guardians.
Each room has a maximum capacity of two guests. Exceeding this limit or hosting additional persons is not allowed.

  1. Guest Responsibility

Each guest is responsible for their personal belongings (documents, money, electronics, jewelry, etc.).
For security reasons, please make sure to close all doors when leaving the property and keep the main entrances locked.

The management is not responsible for loss, theft, or damage to personal items, nor for damage or theft of vehicles parked on public streets.

  1. Prohibitions

It is not permitted to:

  • Possess or consume illegal substances.
  • Carry weapons or engage in violent acts.
  • Display discriminatory or disrespectful behavior.
  • Smoke in non-designated areas.
  • Allow unregistered persons on the property or transfer the room to third parties without authorization.
  • Bring pets.
  • Host parties.

  1. Right of Admission

The management reserves the right to cancel a stay and request immediate eviction in cases of inappropriate, violent, or disrespectful behavior, as well as intoxication, drug use, or illegal activities.

Access may also be denied to anyone who fails to comply with these Terms and Conditions.
